A 2041 planning model—not today's population

YEIDA's Master Plan estimates 19.07 lakh employment. Its population methodology derives a potential population of about 52.99 lakh and then applies a 70% containment assumption, producing an estimated 37.09 lakh resident population.

The Master Plan's population calculation is linked to employment-generating land uses. That makes employment delivery one of the most important indicators to monitor over time.

Interpretation: 37.09 lakh is a 2041 planning estimate, not the corridor’s present population.

Plots have recorded the sharper appreciation cycle

Recent market research reported by Economic Times/PTI places average Yamuna Expressway plot values at approximately ₹1,650/sq ft in 2020 and ₹10,500/sq ft in 2025 — a rise of about 536%. Apartment values in the same InvestoXpert series increased from approximately ₹3,950/sq ft to ₹10,200/sq ft. These are market-research estimates for the wider Yamuna Expressway corridor, not YEIDA authority allotment rates.

Tappal–Bajna extends the growth story beyond the airport sectors

YEIDA’s notified area extends into Aligarh district, including Khair tehsil. Phase-II planning identifies Tappal–Bajna as a greenfield urban centre linked to regional freight, logistics and industrial activity.

Agra–Hathras–Aligarh / Tappal–Bajna development axis

Logistics can connect the airport economy with the Aligarh-side catchment

The Phase-II Draft Master Plan references the 88-km Agra–Hathras–Aligarh Road and proposes logistics infrastructure at Tappal–Bajna. Potential components include warehousing, container yards, truck terminals, rail siding, light engineering, manufacturing/processing, testing facilities, offices, hotels and employee residences.

200-acre Logistics Park

YEIDA’s current industrial land bank identifies a 200-acre Logistics Park at Tappal in Tappal–Bajna Urban Centre Phase II.

Khurja freight connection

The Phase-II planning study identifies Khurja as the nearest ICD/intermodal point associated with the Eastern Dedicated Freight Corridor and discusses a Tappal CFS/logistics connection.

Wider catchment

The logistics catchment extends beyond the immediate YEIDA residential sectors, strengthening the relevance of freight and industrial activity to long-term urbanisation.

Industrial development happening now

From allotted land to factories under construction

The employment story should not stop at identifying industrial parks. The more useful question is whether companies are receiving land, completing lease formalities, getting building plans approved, starting construction and moving towards production.

Track physical infrastructure and industrial execution together

Long-term planning becomes more meaningful when it is tested against current execution. Along with roads, utilities and residential-sector readiness, investors should track industrial land allotment, lease execution, building approvals, construction and the point at which companies actually begin production.
